Recently the Barnett Shale operators have moved back into Wise County and my neighbor and I have had visitors bearing mineral leases and offers to pay $5/acre for seismic testing. As if!
The seismic testing permits are cleverly worded to imply that the testing has been contracted and will take place with or without your permission. The $5/acre is payment the testing company wants you to receive just because they are nice and “they want to see you get paid.” Not kidding. That’s what they said.
Be sure to put into writing that they do not have permission to do any testing of any kind on your property so there will be no misunderstanding. You don’t want to come home and find the TNT ready to blow like this Vidor man:

To say the least, Huey Buckley was a little surprised to learn that an oil company had dug a 150-foot hole on his property and filled it with dynamite.
After making the discovery, Buckley immediately contacted the Lake Ronel Oil Company and stopped them before the company could blow his property to “high heaven.” Now, he is suing Lake Ronel Oil in hopes of restoring his land to its original state.
